The Attic Is Where the Heat Goes
Attic insulation and air sealing work best as one job. Warm air rises, and in a Davenport winter it pushes out through every gap in the ceiling: around plumbing stacks, chimney chases, light fixtures, bath fans, wiring holes, top plates and the attic hatch. Insulation alone slows heat but does not stop that airflow. So we seal the leaks first and then add insulation to depth, which is how you get both comfort and lower bills.
How much is enough
Iowa's residential energy code table lists R-49 for ceilings in Climate Zone 5, which covers Scott County, and the Illinois side of the river is in Zone 5A as well. Many attics we open in older Quad Cities houses have a few inches of settled fiberglass or old cellulose, often worth R-11 to R-19. Getting to R-49 with loose fill usually means 14 inches or more of material, so we check that the attic has room, that vents at the eaves are protected with baffles, and that the hatch can close over the new depth.
Ice dams and attic frost
When warm air leaks into the attic, it warms the roof deck and melts snow from below. The water runs down to the cold eaves and freezes into an ice dam. With about 30 inches of snow a year in Davenport, that is a familiar sight. The same leaking air carries moisture, which can condense as frost on nails and the underside of the roof. Air sealing is the cure for both. More insulation without sealing only partly helps.
What sealing involves
We use spray foam and fire-rated sealants on the gaps, depending on what is around them. Chimney chases need metal flashing and fire-rated sealant, not foam. Recessed lights that are not rated for insulation contact need covers. Bath fans should vent outdoors, not into the attic. Open chases and dropped soffits over kitchens and bathrooms get capped. Then the hatch gets weatherstripping and an insulated cover.
Blown-in or foam?
On a typical attic floor, blown cellulose or fiberglass over a sealed ceiling is the most cost-effective way to reach R-49. Foam makes more sense in finished attics, cathedral ceilings and roof decks with no attic floor, and in story-and-a-half homes where the kneewalls and short attic floors need sealing. Some houses need both. We explain which and why.
Older attics need cleanup first
Attics in the oldest Davenport neighborhoods sometimes hold vermiculite, rodent droppings or insulation that got wet from roof leaks. Those get dealt with before new material goes in. If we see vermiculite, we recommend testing for asbestos before anyone disturbs it. Get a free estimate
What an Attic Job Covers
The pieces that make an attic warm in winter and cooler in summer.
Air sealing
Foam and sealants on top plates, wire and pipe holes, chases and fixtures.
Blown-in to depth
Cellulose or fiberglass blown to the target R-value with depth markers.
Baffles at the eaves
Vent chutes so new insulation does not block soffit airflow.
Hatch and pull-down stairs
Weatherstripping and an insulated cover so the opening stops leaking.
Kneewalls and half-story attics
Sealing and insulating the walls and floors behind upstairs rooms.
Roofline foam
Foam on the roof deck for finished attics and vaulted ceilings.

Attic Insulation & Air Sealing Questions
What R-value should a Davenport attic have?
Iowa's code table lists R-49 for ceilings in Zone 5. Most older attics here are well below that. We quote to that target unless you ask for more.
Will air sealing stop ice dams?
It removes the main cause, which is warm house air heating the roof deck. Combined with good insulation depth and open soffit vents, it usually solves the problem.
Do I need to remove the old insulation?
Not usually. If it is dry and clean, we seal under or around it and add on top. Wet, moldy or rodent-soiled insulation should come out.
How long does an attic job take?
Most single-family attics take a day. Larger houses or ones that need removal first can take two.
